Here are the things you need to lay your timber floorboards and the average cost:

  • Subfloor material: Plywood (around £25 - £35 per sheet) or Oriented Strand Board (OSB) panels (around £15 - £25 per sheet)
  • Underlay (optional): Around £5 - £10 per square metre.

If we take the standard dining room size of 12m², you’d need four sheets of subfloor material and two rolls of underlay.

If you choose plywood as a subfloor and fix nails and wood adhesive glue as fasteners, you can expect a DIY installation cost of around £172.44 for laying timber floorboards. That's a low price for 20-50+ years of stylish, personality filled flooring!
